Why are cemetery properties available?

Historically, most Americans have selected cemetery properties based on family traditions. Often several generations of a family were located in the same area of a cemetery. Today, due to lifestyle changes, many properties are available for resale. Reasons vary, from veterans choosing to use the benefits they are entitled to, to individuals who have inherited unneeded properties, to prior-purchased properties no longer fitting their needs, to families that have moved away from the area, etc. While the idea that we are "running out of cemetery space" is widely held, the fact is that there will never be a shortage of property. Except in areas of very limited land (such as Japan, where mausoleums are built on city rooftops), there is often land placed aside for future cemetery growth that will be developed as needed. However, environmental concerns do dictate that we use all land wisely, and that includes cemetery property. Most modern cemeteries have already begun developing more mausoleums, to maximize space, and allowing "Double depth" burials, where the water table and other considerations permit. Along those lines, the resale of cemetery property makes good sense. Once a cemetery property is sold by the cemetery, it is "used", as far as the cemetery is concerned. Often they have gardens that they consider "full", due the fact that they are all sold. Very rarely, however, will a particular garden truly be full! Unless it is very old or very small, or has a special designation, such as perhaps a veterans garden, it will have several properties that were sold but not used. In most cases, unless resold, those properties will NEVER be used. As mentioned earlier, the reasons properties are not used are legion. In the past, families often bought enough property for all members of the family. However, once the children married and moved, the cemetery lots designated for them simply went unused. The rights to these properties still exist by the heirs, but many are unremembered and may never be used. Why memorialize? Historically, people have preferred to have a place dedicated to the memory of a loved one. Today, with the popularity of cremation, many prefer to simply scatter the cremains at a special location in honor of the person's life or keep simply keep the Urn. Both methods are acceptable, and it is up to you, along with your family, to decide what is best. However, with some time passing since scattering first became commonplace, in some cases relatives and future generations of those scattered have expressed a desire for a place of memorial to be dedicated to the loved one. In this case, a sensible choice may be to purchase an unused property, and place a marker in memory of the person. It is a simple but thoughtful gesture that could be placed in a location of meaning to the life of the deceased, even if the family rarely visits the area. Most cemeteries today have a "perpetual care" fund in trust, to ensure the continued maintenance of the cemetery. This assures that memorials placed in remembrance of loved ones will be treated with the proper respect and care that they are entitled, even if the family is located far away.

Who benefits from resale of property?

All parties concerned benefit when you purchase a cemetery property through resale. The seller is able to recover some of the initial investment in the unused property. The buyer is able to save hundreds to thousands of dollars on a property. The heirs benefit because a burdensome and difficult decision is made for them. And the cemetery is able to add a happy family, that wants to utilize their services, instead of continuing to carry an empty property that would remain unused into perpetuity. Often, cemetery properties available for resale are in an area that is considered "sold out" and is no longer even shown by the cemetery. Resale allows you to remove one of the many decisions your heirs would have to make, during a time for emotional distress, when decision-making is most vulnerable to overspending. Additionally, you have made a difference environmentally by not allowing the space to be unused. Purchasing a property available for resale makes good sense!
